About this Property

This wonderful hobby farm is located in the beautiful picturesque valley of Lebrina in the North East of Tasmania, and just on the outskirts of the Lilydale township.

The original tiny cottage was built in 1967. The new home, which has been split into two separate levels, has undergone a large transformation, and has basically been rebuilt from the ground up. Completed in 2018.

There are 2 toilets. The home is spacious and is suitable for a couple or families with children.

The renovations were constructed with sunshine being a major factor as living in Tasmania can get pretty cold in the winter. Double glazed windows were installed throughout, encompassing a majority of the main living area which also serves as a purpose to welcome the beautiful rural views of the gardens and beyond. The exterior is a mix of painted weather boards, and fibre cement imitation weather boards. Fully insulated throughout, including walls.

The kitchen is well appointed with gas hot plates, electric oven, range-hood and a Bosch dishwasher. A large island bench in the middle also serves as an eating area from stools. Behind the kitchen is a separate laundry and walk in pantry room. There are some small items that have not been completed such as door handles and some painting of architrave, and built-ins have no doors.
This is something that can be easily overcome.

There are two deck areas from the hallway which has easy access from the kitchen for enjoying summer BBQ's.

Outside is just beautiful, with large grassy lawns that require minimal work with a ride on mower. A large chook house and an older style lock up galvanised iron shed with 2 carport bays to the left with power.

The property is partly fenced and does need finishing off if horses or cattle are to graze. The land is approx. 30 acres of pasture, that drains down to the small creek, with 20 acres of natural bush. From the top of the land, views of the ocean can be seen on a clear day.

A creek runs along the north-eastern boundary which is a water source pumped to the gardens. Home to platypus and endangered fresh water crayfish. There is also a dam in the paddock.

The house has new water tanks added. NBN not installed but the area has satellite NBN coverage. New split flow septic tank installed in 2017.

There is a galvanised older style shed, lock up on the left and open parking for 2 cars to the right. The shed has power.

Approx 600 trees have been planted in recent years and well on the way to becoming well established. This is a privacy screen from the Golconda Road.

Two school buses run right past the driveway, one to the local Lilydale school only 9 kms away, teaching from prep to grade 10, and the rural Redline Coach travels through to Launceston 36 kms (or 33 minute drive.) It's a lovely walk to the local shop and post office at Lebrina which is only 1 km away.
