The 1 bedroom apartment, is in the heart of Moonah and has been recently renovated to a high standard. It is super warm, as it was very well insulated during the last renovations, with insulation being placed in the walls, floors and ceiling cavity. Heating in the property is from a natural gas heater in the kitchen and a heat pump reverse air system in the lounge room. Each room also has a ceiling fan to assist with airflow and cooling during the warmer months.

The apartment is on the first floor so there are stairs, that take you up to the living areas refer to the photo attached.

The lounge, bedroom and hall have been carpeted with soft luxurious Dark Grey New Zealand wool carpets, that offer comfort and warmth underfoot.

The kitchen is fully equipped for all your cooking and entertaining needs, with a double-draw dishwasher, gas stove top, with wok attachment, an electric oven, a large fridge and all your day-to-day kitchen items cutlery, crockery, pots and pans.

There is a large kitchen island that provides a dining table with bar seating for four and can also be used as a space to use your laptop.

The apartment has fast NBN WiFi with the current plan included in the weekly rent.

The lounge room has two plush lounges, and a small smart TV, so you can access your preferred subscription channels (Netflix etc.).

A stylish and fully tiled bathroom that includes a very roomy rain shower. If required a set of quality large bath sheet towels, a hand towel and face washer can be provided for use during your lease.

The laundry has the top of the range European washer and condenser dryer.

The bedroom is fully equipped with a King Pillow Top Bed, dresser, mirror and coat stand. If required a set of quality sheets, doona and pillows can be provided also during your lease.

The $550.00 per week rent does include the following allowances towards the services used, $20 per week towards power usage, lights, power and oven. $20 per week towards natural gas usage. Natural gas is used for kitchen heater, hot water and stove top cooking and $20 per week for NBN internet connection. A read will be taken on move in, monthly and move out. Any additional charges will be billed directly to you.

The apartment is a great space to call home, it is very well laid out and is surprisingly very quiet even though it is right in the heart of Moonah. There is plenty of off street parking, and all day parking in an allocated space just a short walk away, or you can park just out the front of the apartment between 6pm and 8am Monday to Friday and all weekend outside the time limited parking hours. There are cameras on the street and the owner had previously parked her car out the front without any problems.

A little more about Moonah, it is located just 6.7 Kilometres from Hobart CBD and is on the main bus line if you are getting around with public transportation or on a good run less than a 10 minute drive.

Moonah offers a diverse International Community with a very busy International Community Centre, which holds private events most days for Local Communities in the area. It also has a very active Moonah Art Centre which holds events all year that are open to the public, please check on their website for local event details and times https://www.moonahartscentre.org.au

Moonah has 4 drinking establishments Cooleys Hotel, Valern Tavern, Moonah Hotel and a boutique brewery on Albert Road. Each venue has different things on whether a Friday night band at the Valern or a Wednesday night schnitzel and drink special at the Moonah Hotel, which is extremely popular with the locals.

There are many other eateries in Moonah, with some of the best all day breakfast menus in Hobart on offer at Dandy Lane and Plain Jane. Plain Jane do some of the best corn fritters in Tasmania, so well worth a try. For lunch and dinner you have many choices, Bento Box, Cycle, Texas Pantry, Dave's Noodle Box, Moonah Hotel, Cooley's, Munggeon, 2 Japanese restaurants, many Indian choices and a newly opened Naplonease and many more.

There are also many shopping options at Moonah, as Moonah is the home of Heavenly Shoes Boutique https://heavenlyshoes.com.au one of Hobart's leading shoe stores, if you are a shoe lover I highly recommend a visit Harris Scarfe Department Store, offering everything from clothes to bedding and towels.
