Honestly speaking, okay, upgraders there are two things, two very important things that since you brought it up, investment and upgraders right, these are two different categories. Okay. A lot of people want to upgrade and yet they want to invest. I know, I know that is important, but you see, when you want to invest what is the main thing you want? Growth. But when we talk about upgrade, when you want to upgrade, what is the main thing you want? For family, right. So it is two separate things. But a lot of homeowners they gel these two together, right? I mean this is important, I know so it's just that we want to find a very very good balance between both, that's where we look into what areas. But if you just purely want investment, then that's a different thing, then we have to source out, what are the areas that have the most potential. If you're looking for upgrade, I give you an example. Some people want to upgrade and they want to invest, so their current place of stay is in maybe Punggol or Sengkang or maybe Hougang and they just cannot get out of this area and what if there are no places for you to invest but there's a place for you to upgrade. So that's different. So this is also common because a lot of homeowners they are stuck somewhere in between. Yes, they are thinking I want to upgrade but I also want to invest at the same time. Correct, especially when husband and wife are involved, I tell you the truth because husband is always the one mostly, mostly I'm not saying because I've seen wife that are the gung-ho type, they are the ones that wants to invest, where else husband are the ones that are quite mild but generally speaking, I think we have a good mixture, but it you really look at husband and wife, mostly husband are the one that wants to do something, they calculate a lot but wife are the ones that are more emotional because they have kids, they want their kids to go for the good schools, you know, stuff like that. So it is the balance between husband and wife if you ask me, right? That's where I come in. That's where I come in to really understand what do you want and whether we can strike the balance between both of them. That's very important because honestly speaking it is not easy for them to make a decision just like that.
