Every property will need different things to get it looking its best for sale. No two properties are identical, after all. But here are six ideas to help you boost the sale price of your home.

1. Choose your renovations carefully

If you’ve got a limited budget for renovations, you should be strategic with what you choose to do. Extending the house and adding three new rooms is great and all, but it doesn’t come cheap.

Instead, you should use your budget to redo rooms that will give you the biggest return on investment. Typically, that’s the kitchen and bathrooms, especially in older homes. Nothing turns people off of a home faster than outdated or cramped kitchens and bathrooms.

Of course, the rooms that need the most work will depend on your home. If your kitchen and bathrooms are already beautiful, then you may benefit more from adding windows to bedrooms and living spaces, for example.

2. Fix your flawed flooring

Look down, what do you see? Is it sad old carpet with lingering soy sauce stains? Get rid of it.

You might get lucky and find beautiful hardwood floors hiding under a dusty old carpet, again, usually in older homes. After that, a bit of sanding and vanish will have your floors looking flawless.

If you’re not lucky enough to find wooden gold hiding under your carpet, even new carpeting or a nice floating float or laminate will be a vast improve over a relic from the 70s.

3. Landscape gardening

Sprucing up your garden is one of the most important things you can do before selling your home. When it’s done right, landscaping can elevate your home from looking nice to looking extraordinary.

Don’t despair if you live in an apartment or don’t have a garden; there are still things you can do. Some potted plants in living areas or an orchid in the kitchen will give your home a boost of freshness.

If you have a balcony, filling it with plants is a great way to create the feeling of a green sanctuary, like a little pocket of rainforest in your home.

4. Lighting

Light and lighting are more important than you might think for the spaces in your home. Inadequate or dim lighting can make a space look and feel smaller than it actually is, while bright lighting and natural light does the opposite.

Adding windows or replacing existing windows with larger ones will make your home feel brighter and larger. If that’s not an option, just make sure every room has enough light and add more light fittings where you need them. Nobody wants dark corners in their home.

You should also clean your windows before showing your home to potential buyers. You don’t want cobwebs, dust and grime obstructing the natural light.

5. Interior decorating

It seems strange that your furniture and décor could impact the sale price of your home since the buyer won’t be keeping it, but it can make a difference. For example, if your furniture is too big for the space it’s in, it can make the room feel smaller than it really is.

Furniture and decorations are essential for making a building feel like a home. And you want potential buyers to feel at home when they inspect your property.

There are any number of different decorating styles you can choose from; the most important thing is that you think about how your decorating makes your home feel so you can get your desired outcome.

6. A fresh coat of paint

If you haven’t painted your home in a while, you’d be surprised how big of a difference it can make, inside and out.

Repainting is a great opportunity to choose a new colour that could completely change the look and feel of your home. You can add a splash of colour with a feature wall or keep everything uniform.

It’s not just about the colour either. A fresh coat of paint will do a lot to make everything look fresh and bright, even if it’s the same colour as before.
