You are known as a HDB upgrading strategist, Yes. Can you share with us a bit more, what do you mean by HDB upgrading strategist? Okay for me, right? I think we have to agree one very important point. That means, a lot of Singaporeans, especially young couples when they first get married the very first property that they are looking at is most likely I think 80 to 90% it’s HDB. It's either a BTO flat or is a resale flat, right? So from here their first property, to me I will feel that you know, that's where I come in right, from the first property, I will come in to advice them what is next. Should they be just staying there for the rest of their lives? I mean, honestly, there's no right or wrong because I have spoken to many many homeowners many many couples many many families and I understand each and everyone has their own difficulties, you know, stuff like that, but for me coming in, I will advice them is there a kind of progression in terms of their property? Should they upgrade to a private property, should they invest in a property stuff like that. Because I think that in Singapore’s context, property investment or upgrading of property, I think at the end of the day is something that we have to take note we have to you know, see whether does it really benefit us.
