If you haven’t heard about it yet, there’s a new build in town, and it’s going to be a stunner. AURA, the $1 billion mixed-use luxury residential project in North Sydney, is developed by Aqualand and is set to complete mid-2024.
While first class amenities, spectacular vistas and a city-fringe location are not foreign to Sydney’s luxury apartment market, one of the defining features about the penthouses at AURA is their size.
When Aqualand conceptualised AURA, their endeavour was to attract buyers that would normally be looking at houses over apartments. And in that, their solution was simple—really big apartments.
Instead of adhering to the standard size of a 3-bedroom Sydney home, measuring around 110 square metres, the penthouses at Aura are up to double the size.
“Often downsizers moving from larger homes are looking for the ease of apartment living without compromising on size,” explains AURA’s interior designer, Kirsten Stanisich of Richards Stanisich.
Which is exactly what drew in the downsizer from Northbridge who made the most recent sub-penthouse purchase. Attracted to the area’s convenience, he snapped up a 4-bedroom apartment for $7.25 million (or $36,802 per square metre).
So what else makes these top-floor residences so extraordinary? Kirsten clues us in on the universally appealing penthouse features at AURA that stand out to buyers and continue to provide capital growth prospects.
Breathtaking views
A luxury penthouse needs to have jaw-dropping views and in Sydney, that’s of the bridge, Harbour, or Opera House. It’s crucial to maintain value over time.
Ben Stewart, Director of CBRE Sydney, also highlights the importance of location—“Penthouses close to the CBD and within walking distance to lifestyle amenities like great cafés, bars, fine dining, and parks are high on the list for penthouse buyers right now,” he says.
Prestige in design
When it comes to retaining value, the building’s pedigree plays a huge role. “Overall, our clients are looking for beautiful high-quality interiors, an elegant materials palette and a sense of permanence,” says Kirsten Stanisich.
An iconic, curvilinear building along the Sydney skyline, AURA’s interior and exterior architecture are by notable, sought-after designers. While paying homage to the sculptural shorelines of Sydney Harbour, the tower stands out like a subtle work of art.
Large spaces
Kristen talked us through the process of separating living and sleeping areas at AURA, while also creating the vital divide between common areas of the building and the private, intimate space in the home.
Oversized showers and guest powder rooms were high on her design list, as well as high-quality kitchen appliances of the latest technology, like steam ovens and warming drawers. Not forgetting a separate bar or wine cellar with temperature-controlled wine storage.
“We carefully consider connections between living, dining and kitchen areas and include amenities like a back kitchen or scullery to minimise cooking smells and visual sight lines of daily clutter,” she explains.
Additionally, private pools are also currently on-trend. A large proportion of these high-net-worth buyers are big entertainers so outdoor spaces and private rooftops are very appealing.
Statement features
Aside from the state-of-the-art appliances, there are certain finishes from a standalone family home that are replicated in the AURA penthouses.
Fireplaces and sculptural kitchen islands add to the grandeur of the home, hinting that you’re in a truly exceptional space.
A serene atmosphere
The home should feel like a sanctuary; like the homeowner’s retreat from the outside world.
“Main bedrooms should be generous and open to views and abundant natural light,” Kirsten explains.
“Robes and ensuites should feel spacious and well connected, while each bathroom feature (bath, vanity and shower) should create individual moments for restfulness, thought or relaxation. I think using natural materials is also important for their beauty and ultimate longevity.”
Large parking spaces
It may not be the first feature on everyone’s mind but parking is premium benefit when it comes to city living.
The penthouse should have multiple spaces for multiple cars which are easily accessible, ideally via a private lift.
Clearly, there are subtle differences that can elevate a luxury penthouse to unparalleled heights. What AURA offers to buyers goes beyond finding a beautiful place to live or a worthy investment. It is a statement of style and luxury, with all the comforts of a coastal lifestyle.
