Built in 2023, this North facing home was constructed on passive house design principles (technical specs detailed at the bottom of the page). The home is exceptionally warm in the winter, and cool in the summer. Deep, well insulated walls and high-quality double-glazed windows, mean that the expansive, rural views do not compromise year-round comfort (the wood heater was used only 8 times in the 2023 winter). The home is powered by a 6.5-kW solar system and a solar hot water unit, meaning that your electricity bills will be at an absolute minimum.

LIVING AREAS
All the rooms are spacious and light-filled, with high ceilings throughout. The main bedroom has its own double doors leading out to a northern view. The north-facing living space opens onto a deck, perfect for morning coffees/teas and entertaining friends and family in the evenings. The living area’s outlook is exceptional, situated at the base of the Great Western Tiers, which are contained within the Tasmanian Wilderness World Heritage Site.

The pantry is extensive, and maintains a constant temperature, maximising food quality when stored. The laundry and bathroom are both spacious, with room to add additional furniture items.

INTERNET
The Internet (both Optus and Telstra), is available, so working from home is a viable option. The home is currently often being used as a work from home space. Video conferencing / teams meetings all work well.

STUDIO
There is a spacious, high-ceilinged studio on the house’s Eastern side. It is fully insulated, with double glazed windows, Tas oak flooring and a patio on the Northern, front side of the studio. This could also be used as a 3rd bedroom or study / work from home / exercise space (subject to council approval).

GARDENS
The property contains an extensive vegetable garden, and an orchard, with 8 young fruit trees, berries, currants, and 5 hazelnut bushes. The spring-fed dam is home to frogs, turbo chooks (native hens) and plovers, and the occasional duck pairs and herons.

SURROUNDING AREA
Meander has a post office, car mechanic and petrol pump, op shop, timber shop,
café and small goods shop. There is also a Meander Community House that runs Playgroups, a book exchange, activities for older adults and a variety of other social and community services.

Deloraine is a 12-minute drive away. The community is exceptionally diverse with festivals throughout the year. Every month there is the Deloraine Market, with food, 2nd hand goods, and crafts for sale. There is a diverse range of community groups and activities as well.

OUTDOOR ACTIVITIES
There are a multitude of walking tracks a few km out of Meander, as well as very quick access to the Walls of Jerusalem, 1.5 hours from the Overland track, and other day and overnight walking tracks. Lake Huntsman is 2 km from Meander. It is a beautiful, large dam on the edge of the Wilderness area. It can be enjoyed through fishing, swimming, boating, and picnicking.

• Windows sealed with Passive house materials, reducing thermal bridging to a minimum. There is no condensation on the windows of a morning for example, because the house is incredibly well sealed.
• Durapanel (compressed straw) internal walls, 50mm thick. These panels have incredible acoustics, thermal and fire resistance. External noise is completely shut out of the home, making it an exceptionally quiet home.
• Well-ventilated sub-floor and eave space, and excellent cross ventilation, to enable effective air flow throughout the home.
• 3 phase power, grid-connected.
• Studio, 18 m², R 2.7 insulation in the floor, walls and ceiling, and double-glazed windows and door.
• 3m x 3m shed.
