Located in Musgrave Street Mosman Bay - a secluded and protected bay 5.8 km's from Sydney's CBD - which is a 15 minute ferry ride to Circular Quay, with one stop at Cremorne Point, from South Mosman Ferry Wharf (a two minute walk at the bottom of the road). The ferry service from South Mosman runs every half hour from 6 am to midnight during the week and every hour on weekends and public holidays from 7 am to midnight.

The property enjoys a direct deep waterfront position across the full width of the property, with excellent facilities, a jetty and one of the few remaining shark netted sea pools in the harbour (which was replaced new for old in 2008) along with a very rare permanent berth, running east-west parallel with the jetty - approved to house a vessel not exceeding 7.62 m's in length.

The gardens are on three levels; parterre rose garden level, large elliptic lawn level bordered by hedges and gardenia and a lawn level at the waters-edge - which are all serviced by irrigation systems - with an easy-walking wide staircase and lighting throughout.

The property is in the widest part of the bay, directly opposite the very attractive Sydney Amateur Sailing Club - who operate a tender service to moorings in the bay - and is a short distance from Mosman Rowers and Mosman Bay Marina at the end of the bay, which may be suitable for those wishing to have a larger boat safely berthed within close proximity.

The aspect is west facing, perfect for those long summer days of boating and swimming… and is especially appreciated in the winter months.

The original property was built in approximately 1908, featured on the Wikipedia page for Mosman pre-renovation, and has since undergone a total rebuild which was completed in July 2015. A search was undertaken to find the most suitable architect proficient in Arts and Crafts who could sympathetically redesign the house into a modern functioning dwelling, whilst keeping the original aesthetic. Paul Moon of Paul Moon Design Seattle USA was chosen, his design kept the building within the original footprint but completely reinvigorated it into a timeless classic.

Paul oversaw the project with local builders Lovett Custom Homes, utilizing many different techniques and products from the USA. The majority of fixtures and fittings were shipped from Seattle, dove-tailed custom joinery throughout, Ann Sacks tiles, Sierra Pacific double glazed timber windows and doors (with external powder coated aluminum clad for low maintenance), HB&G PermaCast columns, Trex RainEscape waterproofing system, pre-hewn cedar shingles, Baldwin hardware, Restoration Hardware and other USA lighting - of particular note New Orleans Bevolo gas external sconces - Wolf Oven, Sub Zero refrigerators and Benjamin Moore paint.

Local Walks -
Cremorne Point Walk (accessed from Mosman Rowers at the end of the bay, from door to Cremorne Point and back is approx. 1 hour at a medium pace. If after reaching Cremorne Point you are still feeling energetic you can continue on to Shellcove Road, and if you've had enough jump on the ferry at Cremorne Point and catch it one stop back to South Mosman. For the most part it is a lovely concrete wide track, perfect for running.

Sirius Cove to Balmoral (incorporating Curlew Camp Artists Walk, Athol Bay, Bradleys Head Walking Track, Taylors Bay, Chowder Bay, George's Head, Middle Head) approx. 2 hours one way - they say that but it's longer! One for the adventure trail walker.)
